Outgoing checks, not a tenant portal
This is not property-management software. There is no tenant ledger, no late-fee rule, and no online rent page. The job it does is narrower. You have a property account. A vendor needs a check. You do not want to order a new box of pre-printed checks every time the management address changes, or you already have blank stock and a laser printer.
Put the property account in OwnChecks only if you are authorized to sign on it. The name and address that print should be the ones the bank and the vendor expect. A memo such as “12 Oak, invoice 441” is what you will search for when a tenant asks where the repair payment went. The register on that PC keeps the row. Export CSV if your spreadsheet already tracks the building.
Your checks, payees and register stay on your PC. Nothing is uploaded. Tenant names that appear as payees, if you refund a deposit by check, stay on that computer. They are not uploaded to a portal.
Deposit refunds and repair vendors
A deposit refund is a normal check: the former tenant is the payee, the amount matches your own ledger, and the memo says which unit. Print it, mail it yourself, and keep the register backup with the rest of the property papers. OwnChecks will not mail it for you.
A plumber or a roofer is the same loop with a different payee. Add them once. Next time, you are not retyping the company name. If you manage two LLCs with two accounts, do not rely on memory at the print dialog. Switch the account first. Void a check printed on the wrong account and do not reuse the number casually.

No. It does not pull ACH payments or card payments. It prints checks you write from an account you are authorized to sign.
